Tampa area guides

St. Petersburg

St. Pete has the oldest housing in the bay area and the most salt air, which is a bad combination for anything holding a gutter up. This guide covers what usually goes wrong with gutters across the city, from 1920s bungalows to waterfront rebuilds, and what the fixes typically cost.

Clearwater

From Belleair's big roofs to the block ranches off Gulf-to-Bay, Clearwater gutters deal with Gulf salt on one side and inch-an-hour storms on the other. This guide explains what each part of the city usually needs and what it typically costs.

One metro, several waves of housing

The houses around the bay went up in waves, and each wave left a different gutter problem behind. The 1920s–40s bungalows of the Old Northeast and Kenwood in St. Petersburg carry half-round gutters on fascia that has been repainted many times over. Tampa's own block neighborhoods from the 1960s–80s, such as Town 'n' Country, Temple Terrace and Carrollwood, often went decades with no gutters at all, or got sectional aluminum hung on spikes. Farther out, the subdivisions built quickly in Riverview, Wesley Chapel and eastern Brandon in the early 2000s tend to have builder-grade runs: .027 metal, 2x3 downspouts and one drop per wall. Knowing which wave a house came from tells you where to look first.

Distance from salt water

How close a home sits to open salt water changes which part gives out. Along Bayshore, Davis Islands, Snell Isle, Shore Acres, Belleair and Clearwater Beach, the aluminum usually outlives the steel screws and hangers holding it up, so a re-hang on stainless hardware is the usual repair. Inland in Brandon, Plant City or Wesley Chapel, ordinary plated hardware tends to last, and the trouble is more about size, pitch and where the water lands. Wind follows the same map: beach and bluff homes take the brunt when a storm tracks up the Gulf.

Trees, roofs and ground

Live oaks over the Old Northeast, Seminole Heights and the Belleair bluff drop catkins every spring, while slash pine around Lutz lays down needles that stack up for months. Tile roofs, common in Belleair and Countryside, shed water in a sheet and usually need a larger gutter and a quote after a site visit. Under all of it sits sand over limestone, so a downspout emptying at a slab corner slowly washes out the edge of the house instead of leaving a puddle. Flat inland lots may need a buried line to carry the water out into the yard.

What changes from one city to the next

Typical prices barely move across the metro; the St. Petersburg and Clearwater ranges match Tampa's. What does change is the paperwork. Permits, inspections and historic-district exterior rules are set by each city, so check with the city before a replacement, particularly in parts of the Old Northeast and Roser Park. Hillsborough and Pinellas counties each run their own contractor licensing, so look a contractor up with the county where the house sits and with the Florida DBPR before you sign anything.

Brandon, Riverview, Plant City and Wesley Chapel do not have separate pages in this guide. The Tampa guides above apply to them directly, with the inland notes on hardware and drainage in mind.

What's the same everywhere in Hillsborough County

The guides on this site — gutter repair, seamless gutter installation, gutter guards, gutter cleaning, first-time gutters on block homes — apply across Tampa and every town listed above. Building permits, inspection rules and fees are set by each city, so a job in a suburb can follow slightly different paperwork than one inside Tampa limits; the area guides note the known differences.
